The Territory, a golf and residential development near the quaint, progressive town of Duncan, is continuing to pay homage to the unspoiled landscape where it is located through careful, environmentally sensitive planning, as it transforms into a special, peaceful community of which Oklahomans can be proud to call home.
Set amid the rolling hills, native grasses and wildflowers which define the natural terrain here, first phase (Prospector’s Ridge) lots are for sale and new homes are being seamlessly woven into the sun-washed hillsides. An open house, currently scheduled for the week of Oct. 15, will highlight the private, gated community which offers incredibly value-laden lot and home prices, as well custom home building options.
The first few Tuscan-style homes are being built and they mesh beautifully with their natural setting overlooking the acclaimed championship golf course designed by Oklahoma native Randy Heckenkemper. Furthermore, the private club’s Golf House and Prairie House exude an “organic” architectural style and feel which evoke the legendary designs of Frank Lloyd Wright given their emphasis on wood, stone and natural light via large picture widows which makes dwellers feel as though they are one with their surroundings.
The Territory’s Real Estate Manager Michelle Hunter has been with this fledgling development from Day One and is an integral part of its careful growth.
“This is an exciting time,” Hunter says. “People are seeing these beautiful homes going up and are excitedly watching all of The Territory’s great potential becoming a well-crafted reality.”
The Territory’s first home is complete and now occupied while two more custom homes are nearing completion. In addition, on 16 of the 47 lots, Tuscan-style homes are being developed by Majestic Builders. The planned open house will feature one of these homes.
According to Chris Boyd, project manager at Majestic Builders, the homes will feature cultured stone, stucco walls in vibrant shades of brown and tan, and stunning arches – as seen in classic Mediterranean architecture. Each home also will feature a courtyard with a striking water feature. Inside, only top quality materials and designs are being used. Eight-foot doors, 10-foot ceilings and granite countertops will be found, along with hardwood or ceramic-tile floors. Perspective buyers are encouraged to get involved in the process early to select the finishing touches on their homes.
In a time when even the most luxurious neighborhoods are seeing cookie-cutter homes introduced, The Territory is bucking that trend. According to Hunter, no two floor plans will be the same. Each of the homes will be unique, right down to the courtyard fountain.
Lots vary in size to accommodate everything from a beautiful, easy to maintain golf villa to a custom estate home and are priced beginning from $68,000 to $135,000. Were a similar, high-quality property like The Territory located in the nearby Dallas-Fort Worth area, it would likely cost three times as much or more. Floor plans range from 2,000 to 6,000 square feet, with a variety of architectural styles such as Mediterranean, Tuscan, Colonial, Georgian, French Country and English Cottage being encouraged.
A waterfall and stream set the mood for outdoor entertaining or an evening of relaxation between home-sites and many lots have breathtaking views of The Territory’s acclaimed golf course. In just its second full year, the course is being compared with the finest tracks across the Plains States including Oak Tree and Karsten Creek in Oklahoma and Prairie Dunes in Kansas and has already hosted the Oklahoma State Amateur, Senior State Amateur and a NCAA Division II Super Regional.
Oklahoma natives and Territory owners Rick and Barbara Braught envisioned a place of beauty, quality and substance where their children and generations to come would want to live when they set out to develop this land.
“A residential community like The Territory is long overdue and well deserved in this part of the state,” Rick Braught says. “Looking beyond the land The Territory sits upon and out into the neighboring communities, this development is having a positive impact and will only strengthen the social and economic bonds as time goes by.”
Located on the historic Chisholm Trail, The Territory is within a short drive of lakes for boating and fishing and mere minutes from a pair of schools, shopping, dining and churches. In addition, Duncan Regional Hospital was named to the Solucient Top 100 Hospitals list – a study of more than 3,000 hospitals that identifies industry benchmarks by recognizing U.S. hospitals that have achieved excellence in quality of care, operational efficiency, financial performance and adaptation to the environment.

About The Territory
The Territory is a golf and country club community located in Southwest Oklahoma. The course, which opened in 2004, has hosted the Oklahoma State Amateur and will welcome the Oklahoma State Senior Amateur tournament this year.

Prospector’s Ridge, the first planned phase at The Territory, is in the early stages of development. One home is completed and now occupied and more custom homes are under construction. In addition, on 16 of the 47 lots, Tuscany style homes are being developed by Majestic Builders of Lawton, Okla. Prices of lots available range from $68,000 to $135,000.
