ATLANTICA teams with Palmer for golfing paradise

SANTO DOMINGO, Dominican Republic - Oct. 8, 2004 - Puerto Luperon Corporation, a major international development company, has unveiled plans for the newest wave of Caribbean luxury developments -- ATLANTICA-- set to become one of the world’s largest and most innovative, multi-use residential resort communities.

ATLANTICA will be built in Luperon Bay located in the northernmost tip of the Dominican Republic, and is destined to become the ultimate Caribbean destination resort, featuring stunning architecture, with pedestrian villages, offering unique commercial and residential features that today cannot be found elsewhere. Unprecedented marina and yachting facilities will make it the leading international yachting destination, and signature golf designers will ensure that it becomes the Caribbean golf capital.

The multi-billion dollar project will be developed in three stages over a period of ten years. ATLANTICA's first phase will break ground in December 2004, with the first 99 Founder's Plan Harbor Town Homes and the Bay Beach Club available in December 2005. The Punta ATLANTICA Signature Golf Course will be open for play in May of 2006. This will be followed by 68 Harbor Town Homes and the Fishermen's Village Bed & Breakfast in June of 2006, and 60 Harbor Town Homes, 30 Marina Estates and the prestigious Ambar Hotel in December of 2006. It is estimated that 25,000 tourist beds will be created, generating considerable employment for the Dominican Republic. It will undoubtedly impact the growth of the national tourism and contribute to the development of the country.

ATLANTICA developer and visionary Pierre Schnebelen, President of ATLANTICA, revealed that up to seven pedestrian villages will offer over three thousand homes, ranging from condominiums and penthouse apartments overlooking the Luperon Bay, to exquisite estate homes overlooking the signature golf course and oceanfront. Plans also include twenty hotels, including luxury boutique hotels and major international high-end hoteliers.

"Creating a resort community on the scale of ATLANTICA is any developer's ultimate dream, but until now we never found a setting that could live up to it. With Luperon Bay in the beautiful Dominican Republic, that dream will be realized, and we intend to preserve the natural wonders of this site," said Schnebelen, whose team has been recognized for creating first-class Alpine ski resorts, beach enclaves and golf destinations. "The people of the Dominican Republic are most hospitable and together we will create thousands of jobs and help ATLANTICA become one of Caribbean's most desired sites for full-time residents, vacationers and secondary home owners."

ATLANTICA also announced its partnerships with two world-renowned golfing legends to ensure the creation of a golf experience without equal. World famous golfer Arnold Palmer will design the first ATLANTICA golf course -- the Ocean Signature Golf Course -- along a cliff-side setting on the edge of the Atlantic. In addition to being visually spectacular with its ocean view, the course will be an exciting one to play and a great challenge for golfers. Says Mr. Palmer: "I am looking forward to designing this spectacular, ocean-side course in the Caribbean. There aren't many sites in the world where our team can design a golf course with so much ocean front and stunning natural beauty."

Jim Fazio, who is recognized throughout the golf industry as one of the world's premier golf course architects, will design ATLANTICA'S Canyon Signature Golf Course. This course will have four holes on the coast, with the remainder within the lush and tropical canyons of Luperon's Colina. In partnering with ATLANTICA, Mr. Fazio said: "I enjoy designing golf courses in different parts of the world and with diverse terrain, which in this setting will enable our team to design creative and interesting holes. My goal is to make the golf course at ATLANTICA a work of art."

ATLANTICA will be the most innovative multi-use Resort Community in the Caribbean, attracting a select high-end clientele from around the world. Located on the northern tip of the Dominican Republic in the Lupersn Bay – one of the few natural harbors and hurricane shelters in the area - the Resort Community will be a leading yachting destination, and the golf capital of the Caribbean.

Created by renowned developer Pierre Schnebelen, the project when completed will include over 3,000 residential units, with plans for various hotels, shops and restaurants, three golf courses of which two are signature courses, harbor with a cruise ship terminal, a multitude of docking facilities, marina slips, super yacht hangars and shipyards with dry dock parking facilities. A unique element of this development is over 500 Harbor Townhomes each with its own docking facility.

It will also include its own airstrip and airport operations, with hangars for up to 160 aircrafts. For more information, please visit http://www.atlanticadr.com, or call 1-800-899- 7341 from the US and Canada, or +1-786-888-9000 from outside the US and
