This is a well designed course - but .. it needs everything.

-- You can't tell the difference between the the greens and the fairways, and you can't tell the difference between the fairways and the rough ...

- Obviously the large majority of homeowners that live there aren't golfers .. they use the golf course as a transit system to shuffle items back and forth to neighbors, the kids use it as a play ground and the cart paths are used from morning til twilight, no matter how many people are playing golf.

I've played golf courses up and down the East Coast, I've never seen anything like this before.
